For much of its modern history, luxury housing in Delhi meant a bungalow, a farmhouse or a builder floor on a private plot. In the last few years a different format has started to appear inside the city: the gated high-rise condominium, with several towers, a clubhouse and shared landscaped grounds on a single campus.
West Delhi, and the Kirti Nagar and Moti Nagar belt in particular, is where the change is easiest to see. This article looks at what is driving it, how the format differs from a builder floor, and where TARC Kailasa on Patel Road fits in.
The shift in West Delhi
Business Standard's March 2026 coverage of the capital's luxury market describes a quiet transformation. ANAROCK's Q2 2025 report puts the rise in Delhi-NCR property prices at 27% year-on-year for the first half of 2025, with rentals up 7–9%. Within that, high-rise condominiums in New Delhi were reported to have done better than established luxury markets in Gurugram and Noida.

Developers such as DLF, TARC, Godrej Properties and Unity Group are among those bringing high-rise projects to the capital. The demand comes largely from existing West Delhi residents who want a newer, amenity-rich home but do not want to move away from the area they know.
Condominium vs builder floor
The easiest way to see why buyers are looking at this format is to compare it with the builder floor, the traditional choice for a premium home in Delhi.
| Factor | Builder floor | Luxury condominium |
|---|---|---|
| Setting | A few floors on an individual plot | Several towers on one planned campus |
| Shared amenities | Usually limited or none | Clubhouse, pool, gym and landscaped grounds |
| Security | Handled at the building or street level | Gated entry, access control and CCTV across the campus |
| Upkeep | Managed by the owners themselves | Run by a maintenance team, funded by monthly charges |
| Open space | Limited to the plot | Shared greens and recreation areas |
A general comparison. Individual projects vary.
The price benchmark
The clearest local example is One Midtown in Moti Nagar. It launched at around ₹18,000 per sq. ft. and is now reported at over ₹32,300, a rise of nearly 79%.
| Benchmark | Earlier | Now |
|---|---|---|
| One Midtown, Moti Nagar (per sq. ft.) | About ₹18,000 at launch | ₹32,300+ |
| 4 BHK values at One Midtown | ₹2.96 – ₹4.95 crore | Up to ₹9.82 crore |
| Capital Greens I–III (launched 2008–2011) | Launch prices | 4x+, at ₹22,000–₹32,000 per sq. ft. |

Rents have moved too. A 3 BHK at One Midtown is reported to fetch ₹1.5–2 lakh a month, two to three times what other West Delhi projects command and in line with premium South Delhi addresses.
What buyers look for now
The numbers reflect a change in expectations. A growing group of West Delhi residents wants a home with a clubhouse, landscaped open space and better security, and many are upgrading from builder floors and older DDA flats. Young professionals are a large part of that group.
Grade A developers are bringing high-rise projects to North and West Delhi to meet demand from young professionals who want modern, amenity-rich living in established neighbourhoods.

About TARC Kailasa
TARC Kailasa is a residential project by TARC Limited on Patel Road in Kirti Nagar. It spreads across about 6.2 acres and is planned as five high-rise towers with 417 residences, a low count for a site of this size. Homes are laid out as 3 BHK and 4 BHK apartments of 3,440 to 4,246 sq. ft. of saleable area, each with a study and a helper's room.
The layout is where the project differs most from typical high-rise housing. Each home is planned to be open on two or three sides, following layout principles from the design studio Andy Fisher Workshop, which helps cross-ventilation and daylight. The 3 BHK wings have two homes per floor and the 4 BHK wings have four.
About 60% of the land is kept as open, landscaped space. The campus is centred on a clubhouse of roughly 1.75 lakh sq. ft. with a 50-metre swimming pool. The buildings are designed to Zone-4 earthquake-resistant standards, and security is layered, with access control, CCTV and boom-barrier entry.

Location and connectivity
Kirti Nagar is best known for its furniture market, but its position is what draws residential developers. It sits inside the Ring Road, and Kirti Nagar Metro Station, which serves the Blue and Green Lines, is about 400 metres from the project site.
| From TARC Kailasa | Approx. distance |
|---|---|
| Kirti Nagar Metro (Blue and Green Lines) | 400 m |
| Moti Nagar Metro | 0.75 km |
| Rajouri Garden | 3.6 km |
| Connaught Place | 8 km |
| IGI Airport | 16 km |
Approximate distances as listed in the project details.
Before you buy in this segment
Property consultants describe these developments as a new asset class in Delhi's residential market. If you are researching the segment, a few points are worth keeping in mind:
- Treat benchmarks as context. One Midtown's rise shows what the segment has done so far. It does not predict what any other project will do.
- Compare like with like. Check whether a quoted price is per saleable or carpet area, and what extras such as location charges, GST and registration are added on top.
- Look at the layout. The number of open sides, daylight and units per floor affect daily living as much as the amenity list.
- Factor in running costs. A large amenity campus comes with monthly maintenance charges.
- Verify the fundamentals. Confirm the RERA registration, approvals and declared possession date on the official Delhi RERA portal.
